The best man for the job is a woman.


 

Grant Chapman from the Gold Coast is a typical blokey kind of bloke. He’s a licensed builder and has developed his own unique Property Investment strategy. He locates units in small older style blocks that have zoning for future hi-rise development. He adds value by renovating to increase equity and rental yield. This strategy has worked so well that he has repeated it, up and down the Gold Coast, 16 times.

“Women are my secret weapon,” he told me when I met him recently at the Reno Kings Dinner on the Gold Coast. Apart from his plumber and sparky, everyone on Grant’s team is a woman. Accountant, Solicitor, Bank Manager, Mortgage Broker, Real Estate Agent and Property Manager!

When Grant first began his search for suitable property, he gave his list of requirements to a number of agents. “The women find you what you want and the men ring with what they want to sell.” Grant became frustrated, “I don’t want them to sell me a Pyramid when I want to buy a Tepee.” He realised that the men just weren’t listening, “The guys just don’t get it...so I gave up dealing with them.”

He then began comparing the differences between dealing with both genders. According to Grant, “Women are reliable; they listen and hear what you’re saying. They are goal focussed and get things done.” Saving time is important to Grant, “9 times out of 10 I can get through to women whereas men hide from you, they are shielded by a secretary or screen the phone calls.”

It’s not surprising that Grant discovered the virtues of women in business. From the age of 2, Grant was the youngest of 5 kids raised solely by his mum. She taught him the 40 plus principle...“The first 40 hours pays the bills. The hours after that make the difference.” He watched his mum Jean work hard into the night in her dressmaking and millinery business at Manly. They lived behind the shop and he woke up each morning to the sound of the sewing machine. He remembers going with his mum to the bank and how scared she was until the manager told her that she was the first woman to ever receive a loan from the branch. In between dressmaking for the Governor General’s wife and the TV shows Bandstand and 6 O’Clock Rock, Jean went on to purchase 3 shops and 2 houses in the late 50’s and early 60’s. What a woman! It’s little wonder that Grant learnt from her hard work ethics. By the time Jean was 60 she retired to travel the world, funded by her property investments.

When Grant goes shopping for vanities, tiles or hardware he always seeks out the woman shop assistant to take advantage of left brain thinking. “It works for me, because women have an eye for detail,” admits Grant, “Women are great at making suggestions, especially with colours. They listen to what I want and get it right the first time.”   Once he does his one stop shopping to gain the female perspective, Grant goes to work on the renovations to make sure it’s going to be tenant friendly. He adds little extras like added storage, a broom closet and a microwave shelf. And...you guessed it!...the female tenants absolutely love the results.

Grant reaches his limit

During our conversation, Grant told me that he thinks the Property Women Workshops are a brilliant idea.
